This is forecasted as mortgage rates are raising cutting into purchase power of prospective buyers. While Kevin believes this will be true, he doesn’t see the market 'cooling' much, as inventory still remains low and there is still a substantial amount of demand. This is not a bubble situation. Spring is the hot season to list, so be sure to reach out to Kevin if you are considering selling! He has a couple homes coming soon in the neighborhood so please reach out if you know buyers too. There are 9 ACTIVE listings in the area. A couple are flips that have finally made it to market. The highest priced home is on the 1300 block of Quince St. at $575K and the lowest priced is on the 8300 block of E 11th at $275K (reduced from $295K). Median asking price for active homes is $360K. There are 11 UNDER CONTRACT properties in the neighborhood. The median asking price for these homes was $359K and the average days on market was just 9 days. Most of these homes moved VERY fast. 41 homes have SOLD so far this year. Less a performance-oriented event than a celebration of childhood reading, this inaugural fest — sponsored by the mighty Tattered Cover book stores — zeroes in on middle grade books and authors, but subsequent years will include picture books, according to organizers. With its partners at OMG BookFest! this free gathering brings games, activities, readings and meetings to the Tattered Cover on East Colfax Avenue.
