STAY IN THE KNOW - please join us at the PCD Committee meeting THURSDAY (1/11). Among the agenda items is the proposed rezoning of the block 42nd to 43rd, Jason to Kalamath. The developer held an informational meeting this past weekend and will be at the PCD meeting Thursday to answer your questions. Some highlights from the meeting (provided by the developer): *Traffic – Concern for large volume of cars and trips through the smaller neighborhood streets with the large scale development that is being proposed in the area. Attendees wanted to understand the overall proposed number of potential units and the performance of all of the streets based on projected trip counts. Several recommendations for traffic lights, stop signs and speed bumps. Many described the issues of Lipan street and the limited number of streets that are connected due to 38th Ave on the south and I-70 on the north. Discussed parking issues and strategies around how to “nudge” people to rely less on the automobile and more on mass transit. Host encouraged the community to make their voices heard at the Next Steps meetings that will be held later this year and to engage with the SUNI RNO meetings and Councilman Espinoza office. *Affordability – Host described future plans from discussions with DHA on the redevelopment of the Quigg Newton site into a higher density neighborhood to serve its population. One of the stated goals of the Blueprint Denver plan is to promote investment in the neighborhoods surrounding DHA properties. Neighbors expressed a concern for being priced out of their area by increased property taxes, lack of affordable or low income units available in new developments and that existing tenants would be priced out by market forces. Host conceded that this is an issue facing the entire community and noted that increased density does help to create that affordability as there is an economy of scale in the construction and overall yield of projects. Applicant is willing to include (10% affordable housing) in future 8 story development. *Scale – A few neighbors described the concern for scale with adjacent properties and developments that have occurred. Host sited that the Kalamath site is currently a vacant parking lot and that the request for a 3 story limit was to provide a transition from the 2-3 story product that is redeveloping on the west side. The host also described that the topography of this site allows the development to be scaled to the adjacent property and that properties along Jason have begun rezoning to the 8 story limit. Niles with the SUNI RNO spoke on behalf of their organization and discussed an MOU that could potentially be put in place. Host will follow up and will be attending the next scheduled meeting in January. Andrew Webb with the City of Denver Planning department also attended and provided some clarifications on points concerning zoning procedures and confirmation of the public planning steps that have been taken for the area. www.facebook.com/events/1985690625043232

The Chore Services Program is available to anyone 60 years and older, living in Adams, Clear Creek, Denver, Gilpin and Jefferson counties, as well as the city of Broomfield. DID YOU KNOW you can recycle your Christmas tree for FREE through Denver's Treecycle program! Trees will be collected over two extended weekends in January - on Friday, January 5 or Friday, January 12, Denver Solid Waste Management customers should set their trees out for collection at their normal trash set-out location no later than 7:00am. Trees will be collected no later than 5:00pm on Monday, January 8 or Monday, January 15. Only real trees are accepted for recycling; no artificial or flocked trees. Remove all decorations, lights, and tree stands. Please set trees at least two feet away from trash, compost and recycling containers, cars, and other obstacles. Do not place trees inside bags or collection carts. It’s important for residents to keep in mind, extra trash crews will not collect trees before or during Treecycle. All trees collected during Treecycle will be turned into mulch, which will be made available for free to Denver residents at the City’s annual Mulch Giveaway and Compost Sale in the spring!
